This will depend on what wood your floor is made from, in their natural form hardwoods like oak, mahogany and maple tend to be darker and softwood pine can vary from a pale honey colour to a dark, golden brown. However most wood floors can be stained, white washed, waxed or oiled (with an exception of a few) to you desired colour.
AC Varnish refers to Acid Catalysed Varnish. This is a two component lacquer system that is cured by the addition of a catalyst based on a weak acid solution prior to application. Also known as an AC. This has a very fast drying time and is very hard wearing.
Yes, it can smell. Waterbase finishes are the most environmentally friendly, therefore produce less odour. All other finishes will generally require you to be in a well ventilated separate area if you want to stay in your home while the floor is drying. However, as every job is different, please contact us for more information concerning your house layout or coatings to be used to ensure they meet your requirements.
This was certainly the case 20 years ago before dust free sanding machines and thankfully sanding technology has evolved immensely since then. Our sanders are 98% dust free and we can guarantee a dust free environment when sanding your home.
The varnish will dry 1 to 2 hours after the last coat has been applied. However, it can take 72 hours for the varnish to fully cure. Any normal traffic should be avoided during this period and we advise not to wear shoes throughout the curing process. Although we recommend giving the floor the full 72 hours to cure, we understand this is sometimes not practical. If you need to bring the furniture back into the room during this time, place it carefully on the floor and ideally using protective tips underneath furniture pieces where possible.
Before we arrive at your home/premises we ask that all furniture be removed where possible beforehand. Although our sanding machine are 98% dust free, we do recommend removing any soft furnishings from the room. Remove any wall hangings or protect with a cotton sheet.

The sheen level on a floor is completely a personal choice. Factors which could affect your decision include: whether the areas have down lights - a lot of light on a high gloss floor will cause a glare. Whether you clean the floor regularly - gloss floors show a lot of dust, due to their reflective nature. High gloss floor can also leave an odor for a few days after application, this would be something to consider if you have young children in your household. High Gloss has a fast dry time and is very hard wearing.
Floor sanding cost can vary depending on a few factors:
Size of area to be sanded - We quote per m2. which includes as standard, sanding and 3 coats of varnish. You can estimate the cost by measuring the length and width of the room and multiplying the two together; this will give you the square meterage.
The cost can also depend on the type of floor finish you choose: varnish, white wash or stain.
An average-sized room (Living room or hallway for instance) should take a day to sand and apply 3 coats of varnish. You will also need to factor in additional time to let the varnish fully cure (harden), during which time the floor should not be walked on with shoes for 72 hours. Ideally, all furniture will not return to the room until varnish has fully cured.
Our professional sanding machines are 98% dust free. In some instances, where we encounter a very uneven floor this may generate a slightly higher percentage of dust than would otherwise occur. Any dust that is remaining after the sanding process is hoovered up by our crew.
