Case Study – 80 Room Hotel Floor Restoration

We recently completed a challenging floor restoration project for an 80-room hotel in Dublin city centre. The hotel's bedroom floors were well-worn, giving the rooms a shabby appearance that needed urgent attention.

The project presented unique challenges:

• Working around guests, with no sanding allowed before 10:00 or after 16:00
• Limited to restoring only 2 rooms per day due to high occupancy rates
• Required odourless, fast-drying (3 hours), commercial-grade varnish
• 72-hour vacancy period post-restoration for varnish curing

To tackle these challenges, we employed specialised techniques:

• Used a 4-disc Power Drive attachment on buffing machines to remove existing varnish
• Fine sanding with a Quattro Head attachment for an exceptionally smooth finish
• Hand-scraped and sanded edges for a perfect result

The team used water-based, odourless varnish that dried quickly without altering the floor's colour.

This meticulous approach impressed the hotel's board of directors, who awarded us the contract after inspecting a sample bedroom. The restoration significantly improved each room's appearance, removing the tired look and enhancing the overall aesthetics of the hotel.
